• Rental trends for condos in the EEC area are growing. “Hampton Hotel and Residence Management (HHR)” from the Living Service division of PRI is aggressively entering the condo and serviced apartment rental business, offering hotel-level services.
  • Targeting both Thai and foreign customers, the occupancy rate for rental condos in Rayong is high at 85-90%, generating returns (Yield) for room owners of 6-8%.
  • HHR aims to increase the number of condo units in its portfolio to a total of 1,800 rooms to meet the rising consumer demand.
  • Launching a new Service Residence project “The Hampton Suites Rayong” with a 5-star standard, offering returns of 5-9% to meet future housing and investment needs.

Ms. Pinita Silpasuwan, Managing Director of Hampton Hotel and Residence Management Co., Ltd. (HHR), part of the property management business under Primo Service Solutions Public Company Limited (PRI), a leader in comprehensive modern real estate services, revealed that despite challenges in purchasing power in 2025 due to an economic downturn, high household debt, and strict lending policies, the demand for rental housing is increasing, especially for condominiums appealing to the younger workforce and serviced residences that offer hotel-like services.

As a result, HHR is advancing its condominium and serviced residence rental business, targeting customers in the Eastern Economic Corridor (EEC), covering Chonburi and Rayong, particularly Rayong, known as the “Industrial Capital” with over 2,854 factories, leading to employment for over 228,960 people.

Simultaneously, the growth of the Automotive sector, especially in electric vehicle (EV) manufacturing, has expanded into the EEC, particularly in Rayong, with investments exceeding 50 billion baht and expected job creation of over 10,000 positions, including skilled labor, engineers, and technology experts from both domestic and international sources. This not only reflects confidence in Thailand's potential as a new EV industrial hub in the region but also positively impacts the residential real estate market, particularly the rental condo market, which continues to grow due to the demand for quality housing near factories or industrial estates, leading to rapid growth in the rental condo market in Rayong and Chonburi.

Additionally, tourism factors significantly contribute to the overall growth of real estate in Rayong, catering to the housing needs of workers, especially expatriates, from high-level employees to executives. Currently, there are 11,848 foreigners authorized to work in the area, increasing by 10-15% annually, primarily from Japan, China, and South Korea, receiving a housing allowance of approximately 15-30% of their base salary.

Currently, HAMPTON HOTEL & RESIDENCE (HHR) as a professional hotel and serviced residence management provider manages 6 projects in the EEC area:

  1. Brixton Campus Bangsaen
  2. Brixton Kaset Sriracha Campus
  3. Hampton Sriracha
  4. Hampton Deluxe Ocean Sriracha
  5. Notting Hill Rayong CITY By HAMPTON
  6. Brixton Rayong

The highlight projects managed by HHR in Rayong include Notting Hill Rayong City by Hampton with 204 rooms and Brixton Rayong with 279 rooms, both achieving an occupancy rate of 85-90%, providing returns (Yield) of 6-8% for room owners, with tenants comprising both foreigners and Thais, with nationalities including 35% Chinese, 34% Filipinos, 17% Japanese, and 14% Thai, primarily working in three main industries: automotive, heavy industrial parts, and petrochemicals.

The reasons tenants choose to reside in these projects include five main advantages: prime location, convenient transportation, proximity to workplaces or industrial estates, comprehensive amenities suitable for all lifestyles, and high-standard services.

Ms. Pinita stated that HHR's strength lies in the experience of its management team in hotel and serviced apartment management for over 20 years. In the second half of 2025, HHR aims to increase the number of condo units in its portfolio through the IP Program to approximately 1,800 rooms to meet the rising demand from consumers. In August, HHR will launch units from The Hampton Suites Rayong, which is completed and ready for transfer from Investment Property (IP) to be offered as serviced residences with a 5-star standard, becoming a new landmark for investment in the EEC area with returns of 5-9% over 10 years, addressing future housing and investment needs.

Meanwhile, The Hampton Suites Rayong, which HHR is participating in managing tenants under the IP Program, is located in the Origin Smart City Rayong project, a large mixed-use development on approximately 25 rai at the Ninsamlee intersection, serving as a new lifestyle hub in Rayong with residential areas, hotels, community malls, shops, and numerous restaurants, easily accessible to industrial estates and offices of leading companies in Rayong. The project features a 29-story high-rise building with a rooftop, offering complete amenities such as a business center/meeting room for business discussions and meetings, swimming pool, fitness center, spa, sky lounge, and rooftop outdoor theater.
